What it can answer that a portal cannot

Any portal can list a property. This board knows whether another agent may bring a buyer to it and share the fee — and which registered agent holds it. That is the question these tools are built around.

• search_listings — by state, district, price, bedrooms, and whether it is open for co-agency
• search_agents — registered agents with their licence number, agency and live listing count
• search_wanted — what buyers and tenants are looking for but have not found
• list_options — the exact state and district names the board accepts

No account, no sign-in, no approval step. Everything it returns is already on All Listings, Agent Directory and WTB / WTR List, which anyone can open. So there is nothing to log in to.

Claude

1. Settings → Connectors → Add custom connector.
2. Name it COAListing and paste the address above.
3. In a chat, switch it on under the + menu.

ChatGPT

1. Turn on developer mode in Settings. Custom connectors are a paid-plan feature on ChatGPT's side, not ours.
2. Add a connector with the address above, with no authentication.
3. Pick it from the + menu in a new chat.

For agents: write a draft from your AI

The address above is read-only, and that is all most people need. If you are an agent on the board, your Settings page gives you a second address that is yours alone. Connect that one instead and your AI gets one more tool, create_draft_listing: describe the property in your own words, or paste the details you already wrote, and it fills in a new listing for you.

• It only ever makes a draft. Nothing reaches the board until you open that draft yourself, check it and publish it.
• Photos cannot be sent through it — add them when you open the draft.
• That second address is a key to your account, so keep it to yourself. You can replace it or switch it off in Settings at any time.

Fair use

• The public address is read-only. Nothing can be posted, changed or removed through it.
• 30 requests a minute per IP address; up to 25 results per search.
• Quote the listing or agent page rather than a copy of it — the contact belongs to the agent holding that listing.
• Bulk copying of the board is not allowed.
